What does ONEZA Construction do?
ONEZA Construction is a full-cycle monolithic construction general contractor in Tbilisi: residential buildings from 5,000 m², warehouses and workshops from 2,000 m², private houses from 160 m², plus retaining walls and foundations as a separate stage. The path runs from the plot check and design to the permit, construction and handover ready for fit-out.
How much does a square metre cost in 2026?
Guide prices by stage: monolithic frame — from $140 / m², shell with facade and windows — from $250 / m², ready for fit-out with utilities — from $300 / m². ONEZA calculates the exact price from the design and fixes it in the contract before work begins.
Can the price go up during construction?
No, as long as the brief does not change: price, timeline and scope are written into the contract. If the client changes the design, ONEZA prices only the difference and signs it as a supplementary agreement before the work starts.
How does payment work?
100% of the materials cost and 15% of the works cost in advance, the remaining 85% of the works against accepted stage certificates. The structural warranty is 10 years.
Does ONEZA do interior finishing?
No. ONEZA hands over the building ready for fit-out: frame, shell, roof, windows, facade and utilities. The company does not do interior finishing.
Can I build while living abroad?
Yes. The plot check, permits and purchase can be handled under a power of attorney, stages are accepted by certificates, and photos and videos from the site arrive every week. We work in Georgian, Russian and English.
