We build with
our own people

ONEZA Construction is a general contractor with its own plant, formwork, crews and technical department. That is why we can stand behind the price and the schedule.

The company has worked in Georgia for 12 years: monolithic residential buildings from 1 000 m², production sites and warehouses, private houses from 160 m². The price and the deadline are fixed in the contract before the work starts; payment is 100% of the materials and 15% of the work up front, then against the acts of accepted stages; the structural warranty is 10 years. ONEZA does not carry out finishing works: the building is handed over ready for fit-out with a full set of documents.

In monolithic construction

We started with private houses; today we build residential blocks and industrial complexes across Georgia.

We do not assemble a new team for every project. Our concrete crews, engineers and procurement staff have worked together for years, so we know our output and our costs precisely.

Philosophy

How and why
ONEZA builds

ONEZA Construction builds in reinforced concrete for clients who need a predictable outcome: a building that outlives its owner, and a project where the price and the deadline are known in advance. The monolithic frame is chosen not for the technology itself, but for Georgia's seismic conditions, open layouts and the durability of the building.

    Why we build

    The client receives an asset, not a construction site: a building ready for fit-out, with documents, a 10-year structural warranty and a clear cost base.

    How we calculate

    The estimate and the schedule are ready before machinery arrives and become an annex to the contract. The price does not change because of exchange rates, materials or the contractor's own mistakes.

    How we work

    Our own crews, formwork and machinery instead of assembled subcontracts: we know our own output, so the schedule holds.

  4. 04

    How we report

    Every stage is closed with an acceptance act signed with the supervising engineer, and only then does payment fall due. Photos and video from the site arrive weekly.

What do people ask
about a contractor?

How long has ONEZA worked in Georgia?

12 years. In that time the company moved from private houses to residential buildings and production sites, while the structure stayed the same — monolithic reinforced concrete.

Do you build yourselves or subcontract?

Ourselves. The company has its own machinery, its own formwork, concrete and rebar crews on the payroll and its own technical department. That is why the pace of work does not depend on someone else's schedule.

What warranty does the company give?

10 years on the structure. This is a clause in the contract, not a verbal promise: next to it the price, the completion date and the penalty for our own delay are fixed.

How does payment work?

The advance is 100% of the cost of materials and 15% of the cost of the work. Materials are bought for the whole scope at once, so their price is fixed; the remaining 85% of the work is paid against the acts of accepted stages.

Do you do the fit-out?

No. ONEZA hands the project over ready for fit-out — with the shell, the roof, the facade, the windows and the utilities. Fit-out works are ordered separately.
