Three lines of work.
One full cycle.
ONEZA Construction builds three types of monolithic buildings in Tbilisi: residential buildings from 1,000 m² in 12–20 months, warehouses and workshops from 1,000 m² in 6–12 months, private houses from 160 m² in 8–14 months. Foundations and retaining walls can be ordered as a separate stage. 2026 guide: frame from $140 / m², ready for fit-out with utilities from $300 / m².
The cycle is the same in every direction: land check, design and estimate, permit, construction and handover ready for fit-out. The price and the deadline are fixed in the contract after design; payment is 100% of the materials and 15% of the work up front, then against the acts of accepted stages; the structural warranty is 10 years. ONEZA does not carry out finishing works.

What does ONEZA Construction build?

Can I order just a foundation or a retaining wall?
Yes, monolithic works are taken on as a separate stage. ONEZA quotes the scope and price after a site visit and fixes them in the contract.
How long does construction take for each line?
A private house takes 8–14 months, a warehouse 6–12, a residential building 12–20. The timeline is written into the contract before work begins.
Does ONEZA do interior finishing?
No. The building is handed over ready for fit-out: frame, shell, roof, windows, facade and utilities.
