From plot
to keys

A project with ONEZA Construction goes through six stages: site selection 2–4 weeks, legal due diligence 3 working days, design 2–3 months, permitting 1–3 months, construction 6–20 months, handover 2 weeks. Every stage is closed with an act and a result that stays with the client.

The construction period depends on the building: a private house 8–14 months, a warehouse 6–12, a residential building 12–20. The detailed estimate appears at the design stage and becomes an annex to the contract. The client receives weekly photos and video from the site and accepts every stage together with an independent technical supervisor. ONEZA does not carry out finishing works — the building is handed over ready for fit-out. ONEZA obtains the building permit itself, under the client's power of attorney.

Site selection

We shortlist 3–5 options to suit your brief, budget and future logistics. We assess the terrain, access, utilities and surroundings.

What do clients ask
about the process?

Where does construction start?

With the plot: if you already have one, with a 15-point check (free when you sign a construction contract); if not, with a shortlist of 3–5 options for your brief and budget. Then come the design, the permit and construction.

When is the estimate prepared?

At the design stage: together with the working design, ONEZA prepares a detailed estimate, which becomes an annex to the contract.

Does the client need to be on site?

No. You can sign a power of attorney: ONEZA obtains permits and approvals itself, and the client accepts stages through certificates and weekly photos and videos from the site.

What does the client receive at the end?

A building ready for fit-out, as-built documentation and the keys. ONEZA does not do interior finishing.
